Has your neighbour, building manager or insurance company called to say you need a "chimney inspection"? Or have you read that you are obliged to "clean the chimney"? Is there also a "check"? People often confuse these three terms, yet they refer to three different things with different outcomes and different costs.
I'll explain it just as I tell customers on site.
1. Flue gas path inspection
The inspection is one-off expert inspection, during which the chimney sweep assesses whether the flue is safe and fit for operation. He will issue inspection report - document with stamp and signature. It is valid without limitation (provided nothing has changed).
Inspections are always carried out one-off in a specific situation, not on a regular basis. It is a mandatory legal requirement.
2. Chimney cleaning
Cleaning is physical removal of deposits from the flue gas path, soot, tar, dust and dirt. It is carried out regularly: for solid fuels twice a year, for gas once a year (see statutory deadlines).
The result is a clean chimney and Report on cleaning carried out. It serves as ongoing proof of compliance with a statutory obligation.
3. Chimney inspection
The inspection is visual and technical inspection of condition chimney, without physical cleaning. The chimney sweep will assess whether the chimney shows cracks, leaks, corrosion damage or other defects. This is usually carried out once a year.
It is often combined with cleaning: the chimney sweep performs both tasks during a single visit and issues one combined report.
When do you need a revision (not just cleaning)?
Inspection is required only in specific situations:
- Before the first ignition in a new or renovated house
- After chimney renovation or repair
- When changing fuel or replacing a boiler/stove
- After a chimney fire
- If the insurance company explicitly requires an inspection report
Simple test: If your insurance company, estate agent or authority has mentioned "inspection", you need an inspection report. If only the deadline since your last chimney sweep has expired, cleaning with a protocol is sufficient.
Can one chimney sweep do everything?
Yes. A professionally qualified chimney sweep can carry out cleaning, inspection and revision. During a standard visit in 2026, the chimney sweep will routinely perform cleaning + inspection and issue one combined report. If you require a revision report, this must be communicated in advance.
